We’ve gathered the most frequently asked questions to help you easily find the information you need. If you can’t find what you’re looking for, don’t hesitate to get in touch with us—we’re happy to help!

- The Centre @ Elsea Park
- Linear Park (the grassed area running between The Centre and the A15)
- Cooke's Field (adjacent to The Centre)
- Arena Pond and parts of Arena Park
- Elsea Meadows and the habitat and wildlife ponds within the meadows
- The Setts Green Conservation Area
- Many of the grass verges within the development, the verge along the western edge of the A15, and the verges between the Sugar Mill Roundabout and The Gables Roundabout on either side of Raymond Mays Way
- Eleven fully equipped play areas (with more to come)
- The Artificial Grass Pitch (AGP)
The Trust Doesn't Deal With:
- Issues with street lights
- Defects with roads or pavements
- Road drainage

Selling or Buying a Property on Elsea Park FAQs:
I am moving from one house on the development to another house on the development do my payments just move to the new property?
No, unfortunately for every new purchase on the development the buyer is required to pay an administration fee of £100 and a full year’s charge currently £281.80 We cannot deviate from this as it was set out in the original agreement when The Trust was formed. Any direct debit payment on the old property will be cancelled and you will need to complete another direct debit mandate for the new property when you next receive an invoice from us.
I have heard that everyone needs a Deed of Variation is that true?
Not everyone will need to complete a Deed of Variation. A Deed of Variation is only issued if your mortgage lender requires it as this amends the wording of our restriction on the property with regards to how we collect arrears of The Yearly Charge and some lenders are not happy with current wording.
I’m moving home soon do I need to notify you?
It is always a good idea to let us know when you have an expected completion date for your sale to ensure that we receive the relevant items for your sale from the solicitors and to allow cancellation of any future direct debit payments.

I moved out months ago but you have still sent me an invoice?
It can sometimes take a few months for solicitors to forward to us the relevant paperwork etc to notify us of your completion. It is a good idea to contact us to let us know what has happened so that we can chase these items
I’m buying a Property on Elsea Park can I set up a direct debit to pay my Yearly Charge?
The initial charge paid on completion is required in full as we have to adhere to the original agreement when The Trust was formed but you will be able to from the following year’s invoice. Details will be included with your invoice on how to set this up.

When are the invoices due?
We send out the invoices around the end of February for payment by 1st April annually unless you pay by direct debit, payment is then not due by 1st April you will be notified of the collection dates and amounts.
What are the payment methods?
- QR code found on your invoice
- debit/credit card opening hours 08:30 – 17:00 Mon – Thurs 08:30 – 14:00 Friday
- direct bank payment account details on your invoice
- cheque please write your property reference on the reverse
- Direct Debit instructions on how to do this are included with your invoice
How long does my direct debit run and how much are my payments?
Your Yearly charge will be split over 10 monthly payments. You will be notified of the total yearly charge towards the end of February. You will then receive a monthly notification of each monthly amount to be collected. The first collection is the first working day on or after 1st April.
If you do not receive these emails please ensure we have a correct email address for you by emailing your address to directdebits@elseapark.co.uk . Once you have set up a direct debit facility this will roll on each year until you or The Trust cancel it.
Why have my direct debit payments stopped?
Your direct debit payments will stop if you notify us that you have moved. A payment may not have been collected due to insufficient funds or your bank have received a direct debit cancellation request from you. Please contact us if you need to discuss your direct debit payments as soon as you realise there is an issue so that you do not fall into arrears with your payments to us.
Can my direct debit payment be on a different date?
Direct Debits are collected on the 1st of every month or, if that date is a weekend or bank holiday, the immediate day after.
We do now offer two alternative payment dates which are 15th and 25th if you would prefer one of these alternative dates please email directdebits@elseapark.co.uk 14 days before the collection date. Please include your contact phone number in the email and one of our helpful team members will be in contact to confirm the revised date.

I am having financial difficulties how can you help?
Please contact us to discuss any options available with our accounts department. If you are not already paying by direct debit this could be an option for you. If this is a temporary financial issue, we may be able to help.
I live in a small flat and I am the only occupier is there a discount on my charge?
I’m afraid every property is required to pay the same amount regardless of how many people live there or the size of the property.
What do I pay you for?
All new developments of more than 25 homes are now subject to an estate management company such as ourselves because the councils do not want to take on responsibility for any further green spaces. We are responsible for maintaining the open green spaces of the development which are under our ownership. There are areas on the development where land has not been transferred to us yet and they are still maintained by the developer.
I have a problem with my property can you help me?
We are not involved with the privately owned buildings themselves. If you have a problem with the building you may need to contact the developer that built your home or the freeholder/landlord of the property.
Centre Hire FAQs:
What is the Community Centre used for?
Our Community Centre is available to hire for a one off party or for a regular hire if you wish to run a class for the public or a private event.

How do I get to The Centre?
How do we get into the building on day of hire?
We issue a Digital Key invite for you to follow the instructions and download the SaltoKS app. Instructions for use are displayed on every external door. If you have any issues on the day of your hire please call the emergency number displayed on all external doors.
What do we do with our rubbish from our hire?
The Centre accepts 2 bin bags full, if you have more rubbish than this we ask you to take this away with you.
Where can I hang decorations?
Currently we ask that you don’t stick anything to the painted surfaces. There are multiple hooks on the picture rail and hexagonal cork boards can be used (pins are located on the kitchen worktop).
Music, can I have a band?
Yes, you are welcome to have a band, or you could connect your gadget with recorded music on it to our surround sound speakers.
Do you have tables and chairs for us to use?
Yes you have access to 25 tables and 145 chairs stored back stage. We ask that you leave the hall as you found it.
Does The Centre provide table cloths and chair covers?
No but you are welcome to hire someone to do this for you but we do not provide this service.
What size are the tables?
6 x 3 foot trestle tables

Who do I contact if something goes wrong during my hire?

Can I have a bouncy castle or soft play?
If you want a bouncy castle please notify us. Due to our insurance there are certain things we need to be able to allow a bouncy castle on/in our premises. We need to have a copy of the companies liability insurance and PIPA test certificate and we need to see proof that the bouncy castle provider has a member of staff staying with their inflatable to supervise during its use.
Can we bring our own alcohol?
I’m afraid our licence does not permit it. If you would like alcohol at your event please notify us, we have a volunteer group you can email them barservices@events.elseapark.co.uk or you can choose your own outside bar provider who will need to be approved by us at least 2 weeks before your hire date.
AGP Pitch Hire FAQs:
How do I make a booking?

How do I find the pitch?

How do I get into the Pitch and Pavilion?
Either our caretaker will open up for you or we will send out a digital key invite to enable self open and close of the pitch using a mobile phone. You will only have entry to the toilet facilities in the pavilion unless you have a match when the changing rooms and showers will be available on request.
If you want use of the pavilion this is at an extra charge of £20.00 an hour.

Other FAQs:
Neighbour disputes can you help?
We cannot get involved in neighbour disputes, if you are in dispute with your neighbour you will need to seek legal advice and look at using the civil courts to resolve the issue if all other attempts have failed. If you need to know if a boundary is yours or your neighbours we may have a copy of the plans, please contact us.
Parking dispute can you help?
The roads are not under Elsea Park Community Trusts remit and therefore there is very little we can do although we do proactively promote good parking practice. If the parking is illegal please refer this to the Police non emergency number 101.
Is parking on the pavements in the development illegal?
The law on parking on pavements is ensured in the Highway Code and covers all road vehicles. Rule 244 of the Code states: ‘You MUST NOT park partially or wholly on the pavement in London, and should not do so elsewhere unless signs permit it.’
Parking problems are dealt with by your local district council or the police via 101. Nuisance parking such as parking on the pavement or verge where there are no existing yellow line restrictions, parking over an access or causing an obstruction can be dealt with by the police. This applies to both adopted and unadopted roads.
Anti-social behaviour can you help?
Anti-Social behaviour falls under the remit of either the Police or the District Council.
Contact Lincolnshire Police if there is a criminal aspect to the activity via the 101 number and South Kesteven District counil if it is purely anti-social behaviour. Report anti-social behaviour (southkesteven.gov.uk) here → We have CCTV covering the main Cookes Field play area located next to the Community Centre and will share this with the Police and The District Council if requested to assist in the detection or reduction of crime and anti-social behaviour.
The street light is not working can you help?
The street lights do not and will not ever be under The Trusts ownership. If the lamp post has a P number on it, it has been adopted by the local authority and you will need to report it to them if their is a fault Click here to report an adopted street lighting fault → if there is no P number then the developer is still responsible for maintaining the lighting.
We are happy to help direct you to the person responsible for the lighting in question.
The roads are covered in mud can you clean them?
The roads do not come under The Trusts ownership. Please contact the person/company responsible for the mess.
What can you do about speeding cars?
We have a transportable interactive speed indicator that we move around the development to show drivers their actual speed and hopefully deter people from speeding, this also logs how many cars are actually speeding. If you are experiencing speeding issues in an area on the development, please notify us and we may be able to locate our Interactive speed indicator somewhere in that area for a few weeks to help educate those drivers and hopefully deter the speeders.
I need to report a dangerous driver
Please report the incident to https://www.lincs.police.uk/ro/report/rti/rti-beta-2.1/report-a-road-traffic-incident/ where you will be given the opportunity to download any dash cam footage you may have of the incident.
Something is wrong with my home and it needs fixing can you help
I’m afraid we are not involved with the privately owned properties. If your property is still under warranty please contact the developer or warranty provider. If your property is no longer under warranty I’m afraid any repairs is down to the owner.
